POLO CLUB II - 44 ST JOSEPH STWere it not for the presence of Polo Club II, the Bay Street Corridor neighborhood would be a lot less amenable to future condominium developments. Built in 1988, Polo Club II (located at 44 St Joseph St) is among Toronto’s oldest still-standing condominium buildings, but investors should not see the building with a ramshackle sort of age; instead, Polo Club II should be viewed in the vein of the tasteful sort of age. When built properly (developed by Tridel and designed by Raphael Burka Architects), and managed properly (currently being managed by Del Property Management), a condominium doesn’t grow old; it becomes a classic. As with many older buildings, one should not expect Polo Club II to be one of these all glass-and-steel deals, but in fact, expect a brick structure with lovely glass windows offsetting the façade. Polo Club II is 26 storeys tall, and contains 387 units (with the smallest of units being 544 feet², and the largest being 2718 feet²) Present at Polo Club II, buyers can find 1-bedroom and 2-bedroom units, as well as junior 1-bedroom units, 2-bedroom plus den units, as well as a handful of penthouse suites. On the inside of the units themselves, investors can expect spacious interiors, coupled with modern kitchens (modern being that the kitchens have been kept up-to-date with all of the latest appliances and features), beautiful hardwood flooring, exquisite solariums that invite the sun to shine on through, not to mention the fact that the units themselves have high ceilings (which add even more of an open concept to the units’ feeling). With the historical average PSF on the rise, real estate investors stand the potential of seeing a positive return on their investment. On the ground level of Polo Club II, homebuyers will be able to find a convenience store, as well as a pub and a few other shops right there for their convenience of use (a simple ride on the condominium’s elevators will bring residents right to these amenities). Regarding the amenities present throughout the condominium itself, investors can have access to a swimming pool, an exercise room, a sauna, and a security guard service patrolling the building.Upon stepping out of the doors of 44 St Joseph St, buyers of Polo Club II will find themselves at the intersection of Bay St. and St Joseph St. The amenities nearest to them can be accessed by the use of the TTC transit buses (of which there is a stop right outside Polo Club II itself). By taking the bus (or even walking, as it’s close enough) east on St Joseph St. to Yonge St., then south on Yonge St. a short distance, buyers can come to the Wellesley subway station, where they can travel around the city with more ease. For motorists looking to get on a highway, they can drive east on St Joseph St., then south on Yonge St. right to the lakeshore, where they can get on the Gardiner Expressway. Alternately, they can drive north on Yonge St. to Bloor St., then east on Bloor St. to Bayview Ave. At Bayview Ave., there is an on-ramp to the Don Valley Parkway that motorists can use to head north and out of the city.
